Termite Control

Subterranean, drywood and Formosan termites are three different engineering problems. The method follows from what the inspection finds — never from what is on the truck.

The method depends on the species and the structure

There is no single best termite treatment, and any company that offers one method for every situation is selling its inventory rather than solving your problem. A slab-on-grade house with subterranean activity, a crawl-space home with a moisture problem, and a drywood infestation in an attic beam are three genuinely different engineering problems.

Everything starts with the inspection findings: which species, where the colony is reaching wood, how the building is constructed, and what conditions are feeding it.

Subterranean termites

These are the species responsible for the overwhelming majority of termite damage in the United States. They nest in soil and must maintain contact with moisture, which is why they build mud tubes to bridge from ground to structural wood. Two established approaches, and they solve the problem in opposite ways.

Liquid soil barrier

A continuous treated zone is established in the soil around and beneath the foundation, typically by trenching the perimeter and rodding or drilling through slabs, patios and attached hardscape so the barrier has no gaps. Modern non-repellent products are the important development here: termites cannot detect the treated soil, so they move through it, pick up the active ingredient and transfer it through the colony by contact and grooming.

  • Fast — activity typically stops within weeks.
  • Long residual life in soil, commonly several years.
  • Requires drilling through slabs and hardscape for full continuity.
  • Continuity is everything; a gap is a doorway.

In-ground baiting systems

Stations are installed in the soil around the structure on a set spacing. Foraging termites find the station, feed on a matrix containing an insect growth regulator, and carry it back to the colony, where it prevents workers from successfully molting. The colony collapses rather than being repelled.

  • Eliminates the colony rather than blocking it from one building.
  • Minimal drilling and very low product volume.
  • Provides ongoing monitoring that catches future colonies early.
  • Slower — colony elimination is measured in months.
  • Depends on scheduled monitoring visits to work.

Drywood termites

Drywood species need no soil contact and no external moisture. They live entirely inside the wood they consume, which makes soil barriers irrelevant and changes the whole approach.

Formosan termites

Formosan subterranean termites deserve separate mention because colony sizes run to the millions and they consume wood substantially faster than native species. They also build carton nests — moisture-retaining structures inside wall voids that can sustain a satellite colony with no soil contact at all. Treating one as an ordinary subterranean infestation is a common and expensive error; the aerial nest has to be located and addressed directly.

Correcting the conditions

Treatment addresses the colony. Conditions determine whether the next one finds the building attractive. The list is unglamorous and it matters more than the product choice:

  • Break wood-to-soil contact — deck posts, siding below grade, fence rails, porch framing.
  • Move the water away: extend downspouts, correct negative grade, redirect irrigation off the foundation.
  • Ventilate or encapsulate a damp crawl space and address standing water.
  • Remove wood debris, form boards and construction scrap left under or beside the structure.
  • Pull mulch back from the foundation and keep it well below siding and weep holes.
  • Repair roof and plumbing leaks promptly — wet framing is the single strongest attractant.

Warranties, honestly

Termite warranties vary far more than people expect, and the differences are worth reading before signing. A retreatment warranty means the company returns and re-treats at no charge if activity reappears. A repair warranty additionally covers a specified amount of new damage. Almost all of them require an annual inspection to stay valid, and almost all of them exclude damage that existed before the contract started.

Ask three questions of any proposal, ours included: what exactly is covered, what voids it, and is it transferable when the property sells.

On timing: a colony that has been working for years is not going to destroy the building next week, so there is time to get a proper inspection and compare proposals. There is not time to leave it for another season. Damage accumulates continuously.
